The Community

Welcome to the Kona Coast’s newest private residential community, the first new development of its type on the Big Island in nearly a decade. Kohanaiki’s residential opportunities include custom lots, finished townhomes and single-family homes in a variety of sizes and price points. Kohanaiki’s design provides its residents the opportunity to experience the true Hawaii - an informal, gregarious, outdoor-oriented lifestyle that is filled with aloha.

An important component of enjoying the Hawaiian lifestyle is living outdoors. The Kohanaiki community plan has been conceived to encourage moving throughout the community on foot, bike or golf cart, discouraging the use of cars. Trails connect residential neighborhoods and amenities throughout the Community.

Residential Opportunities

  • Custom homesites range from approximately one-half to more than one acre in size. The custom lots provide breathtaking views of the members-only Rees Jones golf course, Pacific Ocean sunsets, the summit of Hualalai, snowcapped Mauna Loa, the Kohala Mountains and Haleakala on Maui.
  • Luxury two and three-bedroom paired homes designed by Warren Sunnland offer spectacular views. Home designs feature a master suite, great room and kitchen on the upper level with retreat and guest bedrooms on the ground level opening to expansive lanais and lushly landscaped private yards.  Kohanaiki will offer optional upgrades on the interior finishes as well as a separate guest house, swimming pool and spa.
  • Finished luxury home opportunities include pre-designed three and four-bedroom homes featuring seamless indoor-outdoor living. Owners have the opportunity to simply choose a lot and select the home design they desire. Kohanaiki will offer optional upgrades on the interior finishes as well as a separate guest house, swimming pool and spa. Located on the 9th fairway, these home sites capture spectacular views of the golf course and sunsets.
